Superintendent
Job Overview:
Support and consistently reinforce Intentional Contracting Inc. ‘s (I/C) Core Values. Responsible for day-to-day coordination and management activities, including labor, contractors, subcontractors, and suppliers. You will oversee several projects. You will manage and support the carpentry teams creating a healthy work culture while meeting deadlines and quality assurance measures. Coordinates with I/C Project Management Team, owner, and other contractors that we are performing work for, in completing the technical requirements of the project by performing a wide variety of tasks. Acts as a leader, coach, negotiator, and arbitrator.
Essential Duties / Responsibilities:
General:
- Oversees, manages and documents all day-to-day job site activities including I/C and OSHA safety compliance requirements.
- Directs field personnel according to the project plan.
- Communicates issues, events, performance and progress daily to the Project Management team.
- Reports any problems/issues promptly to the Project Management team to facilitate the most cost-effective solutions.
- Establishes effective working relationships with clients and I/C’s team members.
- Project Start-Up/Turnover Meeting:
- Identifies pre-mobilization activities in conjunction with the Project Management team.
- Develops start-up schedule with the Project Management team.
- Develops a high performance team through supervision, training, coaching and mentoring.
- Ensures regular feedback is shared with subordinates, including timely completion of employee performance appraisals.
- Fosters and enhances owner, architect, subcontractor and vendor relations.
- Ensures strict adherence to ethics and compliance requirements throughout the company.
- Supports and drives utilization of I/C’s initiatives and technology systems.
- Develops the objectives/goals of each assigned individual.
- Conducts inspection of construction.
- Ensures that all products and materials incorporated into the project are per approved submittals and contract documents.
- Communicates with I/C’s Project Management Team, subcontractors and vendors to assist them in working to the Project Schedule.
- Represents I/C with owners, architects, consultants, government authorities, vendors and subcontractors.
Scheduling:
- Assists in formulating and implementing the construction schedule in the field.
- Assists in the establishment and implementation of the Project Baseline Schedule based on the project contracts and subcontractor input, taking into account any elements that might impact the schedule.
- Maintains the schedule and ensures that work performed is consistent with the contract and will meet or exceed client expectations.
- Provides input to the Project Management team for them to be able to update the Project Schedule on a monthly basis.
Construction:
- Ensures that all subcontractors participate in a safety pre-construction meeting prior to starting work on the project.
- Ensures that all subcontractors have a full set of MSDS sheets and IIPP on the project, as well as their site-specific safety plan and current insurance certificate or OCIP/CCIP enrollment ID.
- Reviews the project daily to ensure that all activities are being performed in accordance with all I/C and OSHA, and governing requirements and the project site-specific safety plan.
- Ensures that all first delivery inspections and benchmark inspections are conducted and occur per the baseline schedule so as not to impact the progression of the subsequent work.
- Ensures that the inspections and material testing are approved, documented and communicated to the project team.
- Manages site pre-construction including pre-construction survey, job site utilization and staging plans.
- Mobilizes the field office and maintains the job site to I/C’s standards.
- Organizes documentation of the job site for easy access and review.
- Manages subcontractor performance to quality and ethical standards.
- Works with the Project Management team to identify and resolve personnel issues and construction process revisions.
- Manages all phases of the construction process including documenting and reporting site activities and progress, manages excavations and assists with the Job Site Utilization Plan.
- Attends project turnover, mobilization and project coordination meetings.
- Attends/chairs safety pre-construction meetings and weekly and safety meetings.
- Attends owner meetings.
- Attends/chairs subcontractor meetings and any other necessary meetings to monitor and manage the project.
- Manages the quality and condition of all material deliveries.
- Maintains required safety reporting and all other required files to I/C’s standards.
- Ensures that as-built working drawings are maintained as well as the current drawing log and revision log, and communicates this to the subcontractors.
- Assists in the review and response of RFI, Shop Drawings, Product Data and any other document required for the successful completion of the project.
- Manages subcontractor closeout, transfer of utilities, owner training and punch list.
- Assists the Project Management team in the review of the Value of Schedule and in the approval of subcontractor monthly pay applications.
- Assists the Project Management team in the management of the General Conditions pertaining to field related activities.
- Verifies that the document control processes for all addenda, ASI’s and Drawing Revisions are kept up to date on the field working drawing set.
- Reviews memos and minutes for meetings associated with the projects.
- Works with the Project Management team to recover all legitimate GC costs relating to owner changes. Reviews with the Field Staff all field directives and back charges for timely processing on a monthly basis.
Education / Experience:
- Bachelor’s degree in Construction Management, Engineering, or related field is preferred.
- 10+ years of experience in the construction industry.
- 5+ years in the role of Assistant Superintendent or Foreman
Knowledge / Skills Required:
- Good written and verbal communication skills in English.
- Proficiency with:
- Microsoft Office suite
- Microsoft Project, Hand Drawn Schedules and planning
- Adobe
- Ability to oversee construction from MEP to finish.
- Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule.
- Familiar with LEED principles.
- Able to multitask and handle competing priorities between I/C’s business needs and organizational issues while maintaining excellent customer relations.
- Must understand business judgment and the balance between budget and construction processes.
- Excellent organizational skills to manage the many details necessary for successful construction.
- Must have judgment to know when to appropriately escalate issues up the chain of command.
- Excellent management skills to effectively manage subcontractor performance to high quality.
- A strong sense of urgency and initiative, and the ability to quickly study and react to complex issues, and resolve conflict effectively in a firm but fair manner.
- Excellent problem-solving skills and the ability to take action confidently and decisively.

Foreman
Job Summary

You will manage and support the carpentry teams creating a healthy work culture while meeting deadlines and quality assurance measures. Coordinates with the superintendent, both I/C and/or general contractors that we are performing work for, in completing the technical requirements of the project by performing a wide variety of tasks. Acts as a leader, coach, negotiator, and arbitrator.
Job Responsibilities
- Oversee, schedule and arrange crew work on a daily basis, cooperating with other team members as necessary.
- Review all project activities, work equipment and sites every day to make sure everything is performed to company standards as well as to the latest OSHA regulations and standards.
- Locate, calculate and designate job site locations as well as equipment and job site structure locations as needed.
- Work with other necessary personnel and supervisors to ensure all site and crew activities are in sync.
- Delegate jobs to crew members as determined by their capabilities and the general requirements of specific work projects and site parameters.
- Meet with other managers/supervisors and necessary personnel as required in order to fully resolve conflicts, complications and other issues according to company and client standards/requirements.
- Train new crew members whenever they join the team and provide workers with continuing education according to the latest industry requirements in order that all work meets the most current specifications.
- Attend and be engaged in all construction & branch meetings as required, providing relevant feedback and progress updates.
- Maintain every site so they are presented in a clean and tidy manner showcasing I/C.
- Attend onsite inspections as required and follow up on any failed inspections.
- Help streamline the build process making build times more efficient.
- Order and Manage the product required specific to your build outside of the project management system.
- Ensure all materials are delivered in a timely manner to meet the requirements of the construction program and secured on site from theft and weather.
- Monitor work completed against time allowances and advise the Superintendent and Project Manager.
- Accountable for following project plans and schedules and ensuring that crews under their direction perform daily and weekly goals to meet production goals
- Translating general work requirements into a prioritised plan for work crews
- Working with the crews to overcome work challenges
- Periodically reassess daily goals to meet forecasted production
- Have a good working relationship with all suppliers and subcontractors, creating a respectful environment and ensuring the efficient daily running of them during the build process.
- Provide timely feedback to the Superintendent and Project Manager regarding poor performance of contractors.
- Work safely and lead by example through appropriate safety attitudes and behaviours.
- Understand and abide by the I/C’s Health and Safety policies and your relevant Worksite Management Plan.
- Ensure that all workers under your control understand and abide by the Worksite Management Plan for your site/s.
- Ensure that Health & Safety site requirements are completed and in place prior to any works starting on site. Hazard board & Sign in/out board, safety fencing.
- Conduct regular and informative Safety Tailgate meetings.
- Whenever on site be aware of any hazards or subcontractors failing to adhere to Health & Safety requirements, action and report according
- Complete and follow the I/C’s Health & Safety process when a non-compliance action, near miss or injury has occurred on your site.
- Assist in carrying out regular site safety inspections and record.
- Personal protection equipment must be worn at all times by yourself and your team.
- Complete all quality control sheets/forms for each Activity on every job, ensuring that all forms are completed and followed up correctly.
- Complete all work before handover ensuring all items included in the schedule, and approved variations and plans are to the highest quality.
- Adhere to Company Policies and Procedures at all times.
- Maintain and respect personal, Company, and Client equipment and property.
Job Skills & Qualifications

Carpenter
Job Summary:
Consistently support Intentional Contracting Inc. ‘s (I/C) Core Values. I/C performs framing, concrete, finish work, and all aspects of the construction process. Carpenters are expected to have basic skills in these fields, or have an interest to learn. Salary will be based on experience and skill.
Duties/Responsibilities:
- Measures, marks, and arranges materials to an established layout based on blueprints or instructions from supervisors.
- Cuts and shapes structures, forms, or other fixtures from wood, plastic, metal, fiberglass, or drywall.
- Framing (floors, walls roofs)
- Plywood (Sheathing and subfloor)
- Install windows and doors
- Forming concrete (walls, stemwalls, flatwork)
- Uses various hand and power tools to securely build assigned projects.
- Erect and dismantle scaffolding.
- Adheres to local building and safety codes and guidelines.
- Work must be done with integrity and quality. Clean work
- Performs other related duties as assigned.
Required Skills/Abilities:
- Ability to understand directions and read blueprints.
- Ability to solve mathematical problems quickly and accurately.
- Ability to properly care for and use tools of the trade.
- Thorough understanding of carpentry principles and methods.
- Works well as part of a team.
Education and Experience:
- At least three years of experience via on-the-job training required for carpenter. Less experience is acceptable for apprentice carpenters
Physical Requirements:
- Prolonged periods standing, climbing, bending, and kneeling.
- Must be able to lift up to 80 pounds at a time.
- Must be able to safely work with sharp tools or power equipment.
- Must be able to work in a variety of weather conditions and terrains.
- Must have manual dexterity, a good sense of balance, and excellent hand-eye coordination.
